Prepare Your Home for Sale
1. Less is more
You can start by decluttering the inside and outside of your home. We all accumulate items over the years. Whether it's old clothes or toys, storing items in the garage, or just packing stuff away in boxes to save for a later date, this is the first step; there is always more than we realize. There are many fantastic local charities where you can donate gently used items. Homelessness and animal shelters, schools, and thrift stores are just a few, and many will pick up for free. I work with various foundations and shelters; feel free to ask me for any recommendations.
2. Start packing
A good time to do this is after or during decluttering your unwanted items. Packing always takes longer than we expect. You can often obtain free moving boxes from grocery stores or check local online platforms like Facebook MarketPlace, which offer free or inexpensive prices.
3. Clean your space
Remember to clean the countertops in your kitchen, bathrooms, and even dresser tops in your bedroom. Put away daily used items. By doing this, your rooms will look/ feel open and neat for prospective buyers.
4. Curb appeal
The buyer's first impression of your home. Trim bushes/trees and remove debris around the exterior of your property. Plant or place flowers in planters in your front and back yards; this brings color and gives a happy feeling to your home. Your flowers or planters can be inexpensive; you only need a few of them around to brighten up your home yards.
5. Repair water leaks
A simple drip of water or residue can raise a red flag to prospective buyers, their appraisers, inspectors, and real estate agents. Buyers and tenants like turning on faucets and flushing toilets while viewing homes. Deferred water leaks may travel to hidden areas in floors, walls, and roofs, and the consequences of deferring water leaks can result in significant costs.
6. Improvements
