Previewing the Property:
Our process begins with an extensive tour of your property, during this time we will make notes and discuss items that make your property unique and desirable as well as items that we feel should be updated and repaired prior to listing the home on the rental market. We will also review comparable properties and discuss the local rental market so we can come to an agreement of the proper listing price for the property.
Marketing the Property:
Once completed, it is now time to find that perfect tenant! We always strive to minimize vacancies and accomplish this through our comprehensive marketing plan which maximizes exposure through all of our social media channels, many online resources, local contacts, and of course the MLS listing service. Simply put, the more people we expose to your property the better chance we have of finding not just a tenant, but the right tenant!
Tenant Acquisition:
Not all interested tenants are created equal which is why it is important to have a thorough screening process that will allow us to use our expertise and experience along with your input to select the right tenant. This process includes an extensive application, credit check, background check, employment verification and personal interview. Of course, we will then share the results with you and come to a mutual agreement on whom your new tenant should be. Once done, the lease agreement is signed, rent and security deposit are collected, and the keys are handed over to your new tenant! However, our service to you doesn’t stop there, in fact it is just getting started!
Occupancy Management:
The tenant is all moved in and enjoying their new home but we at Encompass Realty are still hard at work for you. We will schedule periodic walkthroughs of the property making sure the tenant is taking good care of your investment and making you aware of any items that need attention. In addition, we will handle all tenant concerns throughout the lease period so you don’t have to field any more late night phone calls! We will also schedule all necessary property maintenance and repairs with our network of licensed and professional contractors and of course no work will be started without your knowledge and consent.
